1. The Taipei Economic and Cultural Center（hereafter referred to as the ”TECC”）is in search of a qualified commercial property agent based in Lisbon to identify an ideal commercial property to be the new office space, to negotiate and to conclude the relevant lease.

6. Contract value: An estimated total of ten thousand euros (10,000 euros),
IVA excluded.
7. Agent’s qualifications:
1) A certified and licensed portuguese real estate agent company familiar with Lisbon commercial property market;
2) Exclusive tenant representation;
3) Minimum 5 years of operational history with credibility and substantial
experiences;
4) Experience in dealing with properties of government agencies or
embassies, if any.
8. Required services：
1) To submit a comprehensive proposal about this service project,
including relevant implementation details;
2) Performing local property market analysis to identify the ideal property;
3) Developing relevant strategies and negotiating lease terms and
conditions on behalf of the TECC toward the final conclusion of the lease;
4) Handling all other customary activities and services associated with this
project;
5) Timely briefings and consultations with the responsible personnel of the
TECC and participation in all necessary meetings.
9. The following information or documents must accompany the proposal:
1) A copy of company license;
2) Company introduction, staff profile and bio-sketch of the project
managers;
3) Other relevant references;
4) Charge structure and fee schedule.
10. Proposals will be accepted at the TECC, with two copies sent either by mail or by hand in a sealed envelope that shall be labeled: “TO PROVIDE PROFESSIONAL COMMERCIAL PROPERTY ADVICE FOR THE TECC IN THE PORTUGAL”.
11. The deadline for receipt of tenders: 12 November, 2013 at 3:00 p.m.
12. Award criteria：In accordance with Article 49 of Government Procurement Act of Republic of China (Taiwan), offers or proposals in writing shall be obtained openly from at least three suppliers. The awarding will be decided by TECC.
13. Tender evaluation date : 12 November, 2013
14. Project start date: Upon the signing of the contract.
15. Duration of the contract: a period of 5 months from the date of the signing.
16. Before the contract is signed, the TECC reserves the right to terminate or suspend this procurement at any time without acknowledging liability or any other legal responsibility.
